Why Condensate Pipes Freeze 

High‑efficiency gas boilers produce condensate (water) that drains outside through a small plastic pipe.

In freezing weather, this pipe can ice up, causing your boiler to lock out for safety.

It’s one of the most common winter faults across Sutton, Wallington, Croydon and Wimbledon.

 

Signs Your Condensate Is Frozen

    • Error codes like EA, E133 or F.27
    • Boiler repeatedly tries to ignite, then shuts down
    • Gurgling sounds from the boiler or external pipe



Safe Thawing Steps

    • Check outside: Find the white plastic pipe (often 21.5mm) and feel for ice.
    • Warm water: Pour warm (not boiling) water along the pipe’s length and at the outlet.
    • Reset once: After thawing, reset the boiler once using the manual’s reset method.

Prevent Freezing Next Time

    • Insulate the pipe: Use weatherproof insulation on all external runs.
    • Increase pipe size: Upgrade external sections to 32mm where possible.
    • Shorten external runs: Re‑route so less pipe is exposed to cold air.
    • Add a slight fall: Ensure a continuous slope so water doesn’t sit and freeze.
