What Is A Gas Safety Certificate And How Long Does It Last?

A Gas Safety Certificate is a legal document that demonstrates that your boiler and all of its components are safe. This includes everything from the pipework to the flues, as well as the appliance itself. This is to ensure two main things. Firstly, that your boiler is not silently leaking deadly carbon monoxide. Secondly, that you are not at risk of an explosion. This may sound very dramatic, but both are surprisingly common. For instance, between 2021 and 2022 there were a staggering 270 gas explosions. Also known as your Gas Safety Record, the certificate is valid for exactly twelve months

Do I Need A Gas Safety Certificate? 

If you are a landlord, it is a legal requirement for you to have a Gas Safety Certificate for each of your properties. If you are a tenant, you must be given a copy of this within 28 days of your tenancy starting. If you are a homeowner, it is likely that your insurance will include a clause stipulating that you must have a Gas Safety Certificate in order to cover everything from damaged boilers to burst pipes. Equally, most boiler warranties are invalid without one. As such, it is generally considered to be sensible to book an annual service to ensure that you are fully covered. 

How Do I Get A Gas Safety Certificate? 

It is very easy to get a Gas Safety Certificate. All you need to do is to book an annual service. Crucially, this must be carried out by a registered Gas Safe engineer, otherwise the document is invalid.
